Sellers are the dog, not the tail. Time for them to woof.

Sellers have been underserved. The home seller is the pivotal player in the residential real estate market. They hold the only asset. That's it. The seller has the home and controls1 all of the value in it.
A properly educated and organized seller has multiple options and cannot be pressured into losing value.

1 - Possibly problematic are either over-built locations (history still favors patient sellers) or rising mortgage rates (though still more a problem for refi's than purchases). Right now is a great moment to sell, and the rates will be correcting by Q2 of 2014. Sellers are in great shape.
